A report that is suitable for most properties and of conventional construction

The HomeBuyer Report is based on extensive analysis and a thorough building inspection is undertaken.  The report gives you a clear indication of any defects in the property and will help you to establish if you wish to proceed with the purchase.

 

Please be aware that we offer an enhancement to the RICS specified inspection criteria stated in the RICS Standard Terms and Conditions.

 

We feel that in order to satisfy the needs of most home buyers and to ensure that we can be as thorough as possible when assessing any property, we will always attempt to undertake a complete and exhaustive examination of the whole property to a standard that is consistent with a level three "building survey" (sometimes mistakenly called a "structural survey").   The difference for you, as the client in receipt of any report is then based solely on the amount of detail that is covered in the report and not the integrity of the inspection on which it is based.

 

The RICS HomeBuyer Report includes

 

  • our professional opinion on the ‘Market Value’ of the property, which meets strict internationally recognised standards for its degree of precision and basis
  • an insurance reinstatement figure for the property, necessary for most buildings policies and will most likely be very different to the Market Value (often much less), saving you money when taking out compulsory buildings insurance to satisfy mortgage terms and for your own protection
  • a list of problems that the surveyor considers may affect the value of the property
  • advice on repairs and ongoing maintenance
  • issues that need to be investigated to prevent serious damage or dangerous conditions arising
  • advice on legal issues that need to be addressed before completing your conveyancing
  • information on location, local environment
  • the recorded energy efficiency (where available)
  • a summary of the risks to the condition of the building
  • comments on other matters including guarantees, planning and building control issues for your legal advisers.

 

Choose this report if you would like more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition. Extensions, basements, loft conversions and conservatory additions are covered in this format so you will find this solution both economic and informative.

 

All RICS Home Surveys use clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention.  Items marked as Red - Condition 3 are about things that need immediate attention, items marked as Amber - Condition 2 are about things that will need the attention of any buyer or the existing owner within in the very near future.
